John R. Trotter, CPA
John has been acquiring and structuring joint ventures for large land parcels and commercial properties across the western United States since 1988. His experience includes raw land, partially improved sites, brownfields, and urban redevelopment opportunities at all stages of the entitlement process, with a focus on assets that capture unique market niches. With more than 35 years of experience, John is recognized as an institutional land investment expert and development strategist. His core strengths include re-underwriting, creating and executing business plans, and implementing effective exit strategies.
During the past 35 years, John has led acquisitions and capital structuring, interfaced with city officials, and provided oversight of the selection of professional engineers, architects, and consultants. John has underwritten, negotiated, and managed over $800 million of equity investments and $2.5 billion in debt related to over 100 commercial and residential real estate joint ventures and acquisitions. The asset classes include master planned communities ranging from 500 to 2,000 lots, and large-scale office, multi-family, and retail properties.
John has held the positions of Senior and Manager of Real Estate Consulting Services for Kenneth Leventhal & Company, the preeminent real estate CPA firm. He has also held executive level positions for Capstone Advisors, a joint venture partner, advisor, and asset manager for several of the world’s largest financial institutions, including Credit Suisse, Lehman Brothers and Bank of Montreal. Throughout his career, John was responsible for the financial operations of the companies he worked for, including project feasibility, systems development, proactive financial analysis, and financial reporting. As a fiduciary for institutional partners, John managed over $2 billion in cash receipts.
John’s career in real estate began as a senior consultant with Kenneth Leventhal & Company after graduating from the University of California, Berkeley, with an MBA. He is a CPA and alumnus of both Ernst & Young and Deloitte & Touche. He currently is a California Real Estate Broker.
